There is no single national real estate licensing exam. States set licensing rules and choose how their exams are administered. Many outlines cover familiar real estate principles, but question counts, timing, score rules, state-law content, and broker expectations can differ. Start with your state and track before deciding what to study.
Core subjects you will see in published outlines
Published outlines commonly organize questions around ownership, land use, agency, valuation, financing, contracts, transfer, disclosures, leasing, and professional practice. California's salesperson outline, for example, names property ownership, agency, valuation and financial analysis, financing, transfer, practice and disclosures, and contracts. Your state may group or weigh those ideas differently.
National concepts and state law are not interchangeable
Some states use separate national and state portions. Others use one combined examination. State-law questions can involve licensing, agency disclosures, trust accounts, advertising, disciplinary rules, or local transfer and property rules. Do not infer your exam's structure from a friend in another state.

Salesperson and broker exams are not the same test
Broker candidates may face more questions or deeper emphasis on supervision, trust accounts, office operations, and brokerage responsibility. Do not assume a salesperson outline covers broker preparation. Compare your selected track with the bulletin or regulator page for that track.
What to verify before your first practice session

- Whether the exam is combined or has separate portions.
- Published question count, time allowance, and score rule where your regulator or provider publishes them.
