Minimum age
An applicant for the real estate Sales Agent license must hold a high school diploma or equivalent and be at least 18 years old at the time of application.

Pre-licensing education
Candidates must complete the Commission-approved Sales Agent Course, which must be at least 55 hours in length, with a minimum final grade of 75 percent, before sitting the licensing exam.

Sponsoring broker
A Sales Agent license may only perform brokerage services in the employ of a licensed real estate agency and under the supervision of that agency's designated broker, and must be affiliated with a licensed agency to be eligible to work.

High school diploma
An applicant for any license under this subchapter, the sales agent license included, must be a high school graduate or hold an equivalency certificate. Maine puts this in statute rather than in commission rules, so the commission cannot waive it.

Good moral character
The applicant must have a good reputation for honesty, truthfulness, fair dealing and competency. This is a licensing qualification in its own right, separate from the education and examination requirements, and it is tested again through the material-change reporting duty once licensed.

Application sequence
The applicant files an application with the fee set under section 13007 and provides evidence of legal residence. For an ACTIVE license to issue, the applicant must also supply a written statement from the designated broker of the employing agency authorizing issuance of the license under that agency.

Exam registration
A sales agent applicant must satisfactorily complete a course of study meeting commission guidelines and then appear at the time and place the director designates for the purpose of a written sales agent examination, so the sitting is scheduled by the commission rather than chosen freely by the candidate.

License activation
No more than one license may be issued to a person for the same period, and on a change of employer a new license is not issued until the current one is returned or satisfactorily accounted for. Any change of address or name, or any other material change in the conditions of the original application including a criminal conviction or the discipline of another professional license, must be reported to the director within 10 days.

New salesperson postlicense education
Maine's entry license is a training license with a hard stop: a sales agent license is issued for two years and may not be renewed, and a new one may not be reissued within five years of the previous one. To keep working, the sales agent must qualify as an associate broker, which needs two years licensed as a sales agent affiliated with an agency plus a further course of study meeting commission guidelines.

Reciprocity
A nonresident original applicant who holds a similar active license in good standing in another jurisdiction is excused from Maine's education and experience requirements, but must appear where the director designates for a written examination on Maine real estate law. The commission separately runs a licensure-by-endorsement process under Title 10, section 8003-H.

Broker experience
Maine has three tiers, so the broker license is two steps up. A broker applicant must have been licensed as an associate broker affiliated with a real estate brokerage agency for two years within the five years immediately preceding the application, and must complete the broker course of study meeting commission guidelines.
