Each requirement, and where it comes from
Minimum age
A natural person qualifies for a real estate salesperson license only if the applicant is at least 19 years of age, among the exam, education and background conditions in the same subsection.

Pre-licensing education
An applicant for a real estate salesperson license under AS 08.88.171(c) must complete 40 hours of commission-approved education before being licensed, fewer than the 30 hours required for a broker or associate broker license.

Sponsoring broker
An active real estate salesperson may perform activities for which a license is required only through the real estate broker who employs or contracts with the salesperson.

Background check
A salesperson applicant may not be under indictment for a felony or for forgery, theft, extortion, conspiracy to defraud creditors or fraud, and if convicted of such an offense must show that seven years have elapsed since the sentence was completed.

Time limit
The salesperson license application must be filed within six months after the applicant passes the salesperson examination. Alaska measures this window from the exam, not from the date the application is started, so a late filing means sitting the exam again.

Retake policy
A person who fails an examination may apply for a subsequent examination, but must pay the application fee with each application. The statute sets no cap on attempts and no waiting period between them.

License activation
Carrying and maintaining errors and omissions insurance is a condition of licensing, not an optional extra. A licensee may buy the master policy the commission makes available or an independent policy meeting the department's terms, and must certify coverage when obtaining or renewing the license.

New salesperson postlicense education
Within one year after the commission issues an initial license the licensee must complete a further 30 hours of approved education, on top of continuing education, and certify completion within 30 days after that year ends. Miss it and the license lapses automatically 30 days later.

Reciprocity
A person holding a valid active real estate license from another state is granted the equivalent Alaska license on passing only the state law portion of the examination and meeting the AS 08.88.171 eligibility rules; the 30-hour post-license education still applies if the other state license is under one year old.
