Each requirement, and where it comes from
Minimum age
An applicant must be eighteen years of age or older to apply for a provisional sales associate license (Oklahoma's entry-level license) and to sit for the licensing examination.

Pre-licensing education
Applicants must complete 90 clock hours of Commission-approved basic real estate instruction before the licensing exam, then complete an additional 45 clock hours of postlicense education before the first provisional license expires or it cannot be renewed.

Broker association
Oklahoma's entry-level license is a provisional sales associate, statutorily defined as a person employed or engaged by, or associated as an independent contractor with, a broker to perform any licensed real estate act - the license only exists in relation to a broker.

Good moral character
An applicant convicted of a crime listed in Section 13.1 of Title 21 cannot be licensed within 20 years of completing the sentence, including parole and probation; a felony that substantially relates to real estate work and poses a reasonable threat to public safety carries a 10-year bar. Clearing the bar does not license you automatically.

Background check
Before any license is issued, each applicant must submit to a national criminal history record check as defined by Section 150.9 of Title 74. The Commission then investigates the result under its own rules, and the applicant pays the cost of the check.

Course content rule
The 90 clock hours of basic real estate instruction stay valid for only three years from the date the school certified completion. After that the applicant must complete another full 90 clock hours before applying.

Education exemption
A certified transcript showing a six-academic-hour basic real estate course, taken for college credit at an institution accredited by the Oklahoma State Regents or another state's accrediting agency, is prima facie evidence of the 90 clock hours. That transcript expires on the same three-year clock.

Application sequence
The order is fixed: finish the 90 hours, apply on the Commission's form with the application fee, appear for the examination, and only after passing plus final approval of the application plus payment of the license fee and the Oklahoma Real Estate Education and Recovery Fund fee does the Commission issue the provisional sales associate license.

New salesperson postlicense education
After the provisional sales associate license is issued, the licensee must give the Commission evidence of 45 clock hours of approved postlicense instruction before the license first expires. Miss that deadline and the license cannot be renewed for another term.

License activation
The Commission may place a license on inactive status only when a written request on its own form gives sufficient reason, and inactive status does not excuse the licensee from paying the required fees. Licensees in active military service may skip the fees but must request inactive status before each license term.

Reciprocity
Someone who keeps a place of business outside Oklahoma may hold an Oklahoma nonresident license by meeting every applicable provision of the Code, including passing the Oklahoma state portion of the real estate examination, and by consenting in writing to suit in Oklahoma with the Commission's secretary-treasurer as service agent.
