Minimum age
You must be 18 or older to be issued a sales agent license, and a United States citizen or a lawfully admitted alien.

Pre-licensing education
Six 30-hour qualifying courses, named individually: Principles of Real Estate I and II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance. A college transcript generally does not substitute unless it covers those specific courses.

Application sequence
Complete the 180 qualifying hours first, then file the sales agent application in the REALM Portal with your course certificates attached, get fingerprinted once the status moves to In Review, pass both exam sections, and finally have a broker sponsor you.

Application timeline
You have one year from the date the application is filed to meet every license requirement, and both the state and national exam sections must be passed before the application expires.

Background check
Fingerprints must be on file with the Texas Department of Public Safety so a background check can be run. Prints already on file with another agency are not accepted. You are emailed scheduling instructions once the application moves from Submitted to In Review.

Exam registration
TREC reviews your uploaded education first, then emails scheduling instructions from no-reply@notices.trec.texas.gov for the state and national sections, which Pearson VUE administers. You do not book the exam before that email arrives.

Retake policy
You may retake a failed section, but failing either the state or national exam three times forces you to complete additional education before testing again. A passed section stays valid for one year from the passing date.

License activation
Meeting every requirement gets you an inactive license, which does not allow brokerage activity. You or your sponsoring broker file the sponsorship request in the REALM Portal to move the license to active status.

Sponsoring broker
A sales agent must be sponsored by a licensed broker to perform any act of real estate services.

Reciprocity
Texas has no reciprocity agreement with any other state, so an out-of-state license waives nothing. Every current Texas licensing requirement, including the education and both exam sections, must be satisfied.
