Dates, fees and registration
3 sittings a year, SGD 512.30 for a full sitting, and a course certificate that expires two years after you earn it. Every figure on this page cites the page it came from and the date we last read it.
Built for the RES examination syllabus that applies from 1 January 2027. CEA has published a revised syllabus for examinations from that date. Examinations held in 2026 and earlier use the RES Examination Syllabus 2017 instead. The remaining 2026 papers are sat on 31 October 2026 and 1 November 2026; if that is your sitting, treat this as revision of the law rather than as a rehearsal of your blueprint, because the two syllabuses examine the same statutes under a different structure.

Paper 1 runs on one day and Paper 2 on the next. The two papers are sat separately and a pass in one carries forward.

CEA had not published 2027 examination dates when this page was last verified. The pattern of three sittings a year, each running Paper 1 on one day and Paper 2 on the next, has held across every published year. We will not print a 2027 date until CEA does; a date invented from a pattern is exactly the kind of fact a candidate would plan a S$512.30 booking around.

A 65-hour Real Estate Salesperson course from a CEA Approved Course Provider, ending in a Certificate of RES Course Completion. You cannot register for the examination without it.

The Certificate of RES Course Completion is valid for two years. You are eligible to take the examination within two years from the date on the certificate, which across three sittings a year is six chances at most.

Registration runs in two stages - an indication of interest, then registration and payment - and both close well before the examination itself. Check the window for your sitting rather than the examination date.

Each paper runs 150 minutes and carries 100 marks: 60 Section A questions worth one mark each, and 20 Section B questions worth two marks each against one or two shared case studies. You need 60 marks to pass a paper.

CEA states that results are provided within four to six weeks after the examination. A pass in one paper carries forward, so a candidate who clears one paper registers modularly for the other.

SGD 512.30 for a full sitting of both papers, inclusive of GST. A candidate who has already passed one paper registers modularly for the other at SGD 283.40. Neither figure includes the RES course, which is a separate fee paid to an Approved Course Provider.
3 sittings a year. Each one runs Paper 1 on one day and Paper 2 on the next. Because the Certificate of RES Course Completion is valid for two years, that is at most six attempts inside the life of one certificate.
CEA states that results are provided within four to six weeks after the examination. A pass in one paper carries forward on its own, so a candidate who clears one paper and not the other registers modularly for the remaining paper at the next sitting rather than re-sitting both.
Examinations up to 31 December 2026 use the superseded syllabus. Examinations from 1 January 2027 use the revised one. The examination format is identical under both - two papers, 150 minutes, 80 questions, 100 marks, 60 to pass - so only the content coverage differs.
