Each requirement, and where it comes from
Minimum age
An applicant for a Utah real estate sales agent license must be at least 18 years of age at the time of application and provide a valid social security number.

Pre-licensing education
Applicants must take 120 hours of approved education at a certified Real Estate Pre-License School, following the Real Estate Pre-License Education Curriculum, before sitting the exam.

Principal broker affiliation
An individual who is not a principal broker may not perform any real estate act unless affiliated with a Utah principal broker as a sales agent or associate broker, and may not affiliate with more than one principal broker at the same time.

Background check
After the license application is submitted, the Division emails fingerprinting instructions and authorization forms within one to two business days, and an applicant's criminal history is weighed under Administrative Rule R162-2f-201.

High school diploma
An applicant for a Utah real estate sales agent license must, at a minimum, hold a High School diploma or its equivalent before applying.

Good moral character
The Division, with the concurrence of the Real Estate Commission, must pass upon proof of each applicant's honesty, integrity, truthfulness, reputation, and competency before granting an initial license.

Exam registration
Applicants must pass an examination approved by the Commission covering the fundamentals of English, arithmetic, bookkeeping, real estate principles and practices, chapter 61-2f, and the Commission's rules, administered through Pearson VUE.

Application sequence
An applicant must meet the statutory qualifications, complete the 120-hour pre-license curriculum, pass the Sales Agent Exam, and only then create a UtahID account to file the license application online.

Time limit
An applicant must take and pass the Real Estate Sales Agent Exam within one year of completing the required pre-license curriculum, then submit the license application within 90 days of the exam pass date.

Education exemption
If an applicant is already licensed as a real estate sales agent in another state on the day the application is filed, the Division may substitute a shorter, state-specific educational program for the full 120-hour curriculum.

Reciprocity
An applicant already licensed as a broker or sales agent in another state may take a Division-approved, state-specific exam instead of the full exam, and a non-resident may be licensed as a sales agent by complying with the chapter while engaged by a Utah-licensed principal broker.

Broker experience
Three years of full-time experience as a licensed sales agent, or the equivalent, is required before an individual may apply for and secure a principal broker or associate broker license in Utah.

New salesperson postlicense education
A sales agent renewing for the first time since obtaining a license must complete the 12-Hour New Agent Course and a Division-approved 3-Hour Mandatory Course, with the remaining hours filled by core or elective continuing education courses.
